SNOW STORM EXPECTED THIS WEEKEND - 1/24/26 - 1/25/26

Please prepare for a large snow storm this weekend.  We have been contacted by our snow removal company that they will begin spreading salt on Saturday and continue to remove the accumulation through Monday.  Townhome owners must remove the snow accumulation from your front porches and steps as this is your responsibility.  We would advise you not to leave your homes unless necessary as driving conditions will be hazardous.

AMAZON PACKAGE DELIVERIES

Many residents of Paladin Club VIII order items through Amazon.  These packages are left at the Portico or front porches.  Some owners are complaining that their packages are missing or are taken by “Porch Pirates”.  We suggest that you have your packages delivered to an Amazon Locker.  The nearest Amazon locker is located at DD Discounts on Gov Printz Blvd.  This will assure that your packages are not taken and arrive safely.

Day Light Saving time is here.  We had DeCollo Electric adjust the timers, unfortunately the electrician set them incorrectly.  They will return to each building and set them where the lights turn off at 6:00am and turn on at 4:00 pm.  Sorry for this inconvenience!

Please remove your mats and be ready for their next cleaning!  Please bring your pets inside but they are perfectly ok with you having to leave or enter! Don't forget to share a smile or wave!

 

Incident at the East View Lane Mailbox Kiosk

Unfortunately we had an incident at the mailbox kiosk on Wednesday evening where an owner was attacked by a young man. The attacker resides at the 3900 East View Lane building.  Apparently this young man has been causing problems for the residents along East View Lane for many months.  He was apprehended by the New Castle police and was arrested.

Last night I spoke with Detective Gucci of the New Castle County Police Department and he asked if we can help him put together a case against this young man.  If you (or) anyone you know was approached by this young man in a negative manner (or) if you think he might have stolen any of your property (porch thief), Detective Gucci would like to speak with you.  His phone number is 302-395-2744.  Detective Gucci would also like to know if you might have a Ring Camera on your door or a Dash Cam on your car that might contain any evidence, he would like you to contact him with this information.

The Board is presently working with our attorney regarding this young man.  Our attorney has sent a letter to the owner of the unit as this young man is a tenant in the unit.  We have spoken to many of you regarding the nuisance that he has caused in the building but our hands were tied until the proper procedures were followed.  We are creating and filing an amendment to our Declaration as to the liability an owner will have if they rent a unit without properly vetting the renter (or) if they fail to control the actions of a tenant.  We understand that purchasing and renting a unit as an investment property is a way to make money, but that does not mean you do not carry some responsibility/liability as to the actions of your tenant.

As soon as we receive more information regarding this incident, we will advise you through our website.

KEEP ALL PERSONAL ITEM OFF THE LANDINGS AND STAIRWELLS

Personal items in common areas are not allowed.  Management will remove these item immediately, you are advised to bring these items into your unit if you wish to keep these items.  The regulation is as follows:

31. Owners of units shall keep limited common elements serving their respective units free of litter, clutter, snow, ice and of personal and other property which restricts passage, creates a sound or other nuisance, is unclean, unsightly, unsafe, incompatible in color, texture or design with buildings and structures in Paladin Club VIII or otherwise detracts from the appearance, safety or use of Paladin Club VIII. Limited common elements include patios, balconies, sidewalks, steps, stairways, etc. Live and artificial plants, furniture, umbrellas and other equipment are allowed on balconies and patios if compatible and limited in size and number. The condominium council shall have complete, absolute and final discretion in deciding on compliance with this paragraph. Owners are urged to consult with the Council through the manager of Paladin Club VIII in advance of placing anything on a limited common element. No personal property is allowed on any common element.

 

 

 

 

WOOD JAMMED IN TRASH CONTAINER 

We have been experiencing more than usual amount of theft of service by contractors who are using our containers to empty their materials. The containers are for household TRASH ONLY. In this particular instance, the wood was jammed in there and only half of the container could be emptied. and we received a fine. If you have cameras and might have caught whoever disposed of their wood in our container, we will be very grateful if you could email it to the board. There will be a $100 reward, as we will prosecute for theft of service. This was malicious and will not be tolerated. We are the ones who pay for this disposal and it is expensive! Please be patient as we make arrangements for it's removal.  

 

WELCOME SUNSHINE CLEANERS of DELAWARE

Very soon you will be hearing the sweet sound of vacuum cleaners in the hallways of Paladin VIII as we have approved the bid from Sunshine Cleaners of Delaware to clean our condo units. We will begin with a DEEP CLEANING of each building and then a cleaning twice a month. We are very happy to welcome them to Paladin VIII.  You will be given notice when they will be in your building so you can bring your welcome mats inside as to not disrupt the process. They will vacuum, clean railings and glass on the front doors and remove spiderwebs and debris from the porticoes. Thank you for your patience as the board does not enter the condo's on a regular basis, so we had no idea that our previous cleaning company stopped! We were not given any notice that they were cancelled.

Well, it's been an exciting summer so far in Paladin VIII. We've been playing not one, but TWO games of hide and seek! First game is, WHERE IS MY CHECK and the second is, WHERE ARE THE TRASH CONTAINERS?? It's fairly safe to say…the games are almost over and WE are all WINNERS!!

The transition to our new property managers did not go as smoothly as it could have due to lack of cooperation, so our checks arrived before Premier had access to who we all are! You received letters indicating exactly that, and your checks were returned. If any of you are still holding checks, please feel free to let any board member know, and we will pick them up. Our treasurer has created a spreadsheet and has recorded the payment and deposited them into our account. Please note - ALL LATE FEES HAVE BEEN WAIVED for JUNE and JULY. Premier has sent emails with account numbers to be used going forward. 

Those of you on Center Terrace have been wondering where your trash containers are…literally on a daily basis! Happy to report they are behind building 5200 where they will stay until we can find a permanent spot in Paladin VIII. Sorry for the confusion. If we had known…you would have known.

So…THANK YOU for your patience and cooperation. Thank you for being careful at the other containers by not overloading and not leaving bags in front, preventing them from being emptied. You care about your community and it shows. AND….it is appreciated! We are almost there!!! 

 

SUMMER IS HERE - COUPLE OF THINGS

As we now enter the summer season, and more of us prefer to be outside, Council would like to refresh some of the Rules and Regulations (which can be viewed on this site under Important Documents) so we may peacefully enjoy the fresh air….together! 

PARKING

  • Under NO CIRCUMSTANCES are commercial vehicles allowed to be parked in Paladin VIII, unless work is being performed on your unit. You will be towed! There are signs stating exactly that. If your vehicle is missing, you may want to contact Holly Oak Towing.
  • Under NO CIRCUMSTANCES should you wash your vehicle or have it detailed on the premises.
  • Under NO CIRCUMSTANCES are you to park in front of someone's garage, unless you own it.
  • Under NO CIRCUMSTANCES are you to sit in front of a building for longer than 15 minutes with flashers on, and must be loading or unloading, or picking up/dropping off a disabled person.

TRASH

  • Trash MUST be placed in the container. If there is no room, find another container! By placing your bag next to or in front of the container, you are preventing the driver from accessing it and therefore making the situation worse! If you are guilty of this practice and seen, please know you or your landlord will receive a fine. It costs your neighbors money to have it removed!

COMMON AREAS

  • Common areas belong to everyone. This is a difficult concept for many to understand because there is an element of consideration that attaches to it. Please try to be a considerate neighbor, as we all live here together. It's easier and less stressful to ask than to be confronted. 
  • ABSOLUTLEY NO FENCES! They will be removed by management.
  • You are limited to your deck or patios. Anything obstructing passage will be removed by management including tables, chairs, etc.
  • ABSOLUTELY NOTHING on STAIRWELL FLOORS - a fire and evacuation hazard
  • Turn the music and TV down after 10 pm
  • Close doors GENTLY!
  • FRUITS & VEGETABLES may be planted in pots on your deck/patio but NOT in the grass areas.
  • NO charcoal grills allowed on any decks! Propane grills only.

TRANSITION to PREMIER PROPERTY MANAGEMENT

Good Morning Neighbors:

As we come to the close of our time under the management of the Mastriana's, remember to send your June handwritten checks one last time to Mastriana Property Management and they will be recorded and transitioned to your new accounts with Premier Property Management, as stated below. All owners will receive an individual account number from Premier going forward. If you have any questions, do not hesitate to reach out to Alma or Lisa. Thanks to all for this amazingly smooth transition! Thank you also to Mastriana Property Management for their 23 years of service to Paladin VIII.

 

 

 

 

CHANGE OF PROPERTY MANAGEMENT

Please be advised Mastriana Property Management will no longer be the management company for Paladin VIII.  We have now hired a new company as follows:

Premier Community Association Management

The change will be effective June 1, 2025.  All HOA dues are to be mailed to Premier at the above address.  If you pay online with your bank, remember to go in and change the mailing address for your payments.  All payments MUST be made payable to Paladin VIII Condo Association and contain your address on the memo portion.  Premier has an amazing website whereby you can make your payments online too!   In the meantime, if you use our website to make your payments, you can continue until we merge over to the Premier website.  We will let you know when that will become effective.  All maintenance requests should be done through our website and again to the new one once it becomes live. Change is never easy, but I'm sure that in time we will all adjust!

They're BAAAAAAAACK!!!!

CARPENTER BEES are large solitary, black bees native to North America and vital pollinators. They are named for their habit of using their strong jaws to bore tunnels in wood to create nesting sites for their young. They are often mistaken for bumble bees, but have a shiny, hairless abdomen and black tail section. Females are shiny black or metallic blue and can grow up to ONE INCH long. Natural deterrents for the bees: essential oils like citrus, peppermint and tea tree oils can repel carpenter bees. Also use of insecticides. But mostly….they are just curious about you!

WE LOVE OUR PETS

A recent incident in Paladin VIII involving a dog has necessitated the need to remind residents of the Paladin VIII Rules & Regulations, as it pertains to pets and alert everyone of the dangers of not following or disregarding those rules and regulations.

Recently, a dog became loose from the individual walking the dog, due to a broken leash and aggressively approached another dog, which was on a leash. This incident could have resulted in a gruesome outcome if the owner of the leashed dog had not shielded their dog.

The Paladin VIII Rules & Regulations below are very clear about ownership responsibilities of keeping a pet. Please remember to stay alert when walking your pets. Thank you as always, for your cooperation.

IMPORTANT - PROPORTIONATE SHARE UPDATE

Beginning APRIL 2025, an increase in condo fees is necessary to keep up with rising costs. A mailing is on it's way to you, and should arrive today or tomorrow. As you know, Paladin Club VIII is a consumer of goods and services like that of individuals and homeowners. PCVIII is not only faced with rising utility costs (water and sewer), but must also navigate the ever skyrocketing costs for insurance nationwide. This is the result of escalating replacement costs, risk and other factors. Increased costs of materials, fuel and labor also add to the economic burden that all homeowners, condo associations and HOA's are faced with each year. To pay the bills of Paladin Club VIII community, an increase will be necessary beginning April 2025.  A spreadsheet showing proportionate interests in common areas for condo fees which begins April 2025 is on its way to you, and can also be found under the Important Documents section.

 

TRASH!!

Beautiful days bring everyone outside and what do we see??  Trash everywhere!! Ugh!!  So here is a reminder for you. We are on the doorstep of the most windy month of the year, which will increase the amount of trash we see all over the property. It looks terrible, and while it is not your job to pick it up, if you could at least close the container doors after placing your bags inside, it will help stop the trash from blowing out!  And while we're on the subject….kindly continue to pick up after your fur babies.

Hello Paladin VIII - Happy Friday!

Huge shout out to all who stopped into the Clubhouse last night to vote for the SECOND time. We again only made it to 43% so no votes were counted and your council will remain the same with Lisa, Yvonne and Alma. We appreciate the renewed interest of the owners, and hope to see this community engagement vibe grow so we can make 50% plus ONE!!

STAY ALERT!  
IF YOU SEE SOMETHING, SAY SOMETHING!

Paladin XI has been experiencing an individual trying to gain access into the multi-family buildings, and in some cases this individual has been successful, and is banging on doors. Please be careful as to whom you are letting in the building and to whom you give the code. Only cleaning staff, contractors, and property managers have codes. Keep your codes secret! If someone is in your building that you do not recognize and acts suspiciously, call 911 immediately.

 

WHEN ORANGE CONES APPEAR!

Good Morning Paladin,

In the event you discover orange cones and/or NO PARKING signs or caution tape blocking off an area where you usually park, DO NOT park there!

A sink hole was discovered in front of Building 4800 on Eastview and required inspection by the City of Wilmington. The space was taped off, and no parking cones were present due to the danger, yet every space was occupied. Workers spent valuable time knocking on doors to get the vehicles moved, as the city trucks waited to inspect a water main break. 

In the future, should you disregard a NO PARKING request, your vehicle will be relocated to:

Discarding of mattresses at the trash containers is strictly prohibited! It costs the association $90 to remove one and comes directly out of our accounts. By placing a mattress/boxspring at a container, you are basically asking your neighbors to pay for its removal, as they are not taken by Waste Masters. Containers are for household trash ONLY!! If identified, you will be billed the $90 for its removal, and a possible fine.
